Nigeria’s luxury residential property market is expanding beyond traditional high-end locations on Lagos Island, with Ikeja GRA emerging as a growing destination for premium housing developments.
The shift is being driven by rising property values, increasing land acquisition costs and sustained investment in the real estate sector, prompting developers to explore established Mainland neighbourhoods with access to business districts, transportation networks and public infrastructure.
One of the projects reflecting this emerging trend is The Altura, a residential development by L’AVANT Property, planned for Oba Ladejobi Street, Ikeja GRA, beside the Lagos Marriott Hotel.
The proposed development is expected to comprise about 150 residential units, including two-bedroom and four-bedroom apartments, as well as penthouse duplexes with private roof gardens.
Its planned facilities include swimming pools, a gymnasium, a children’s playground, a conference room, a boutique store and a coffee bar.
Ikeja GRA’s growing appeal to premium property developers is linked to its established urban infrastructure, proximity to major economic and administrative institutions and accessibility to Murtala Muhammed International Airport.
The project also highlights the growing participation of both local and international interests in Nigeria’s property market.
L’AVANT Property has an ownership structure that includes P&T Property Development Company, a subsidiary of Hong Kong-based P&T Group, and L’AVANT Technology & Construction, a Nigerian firm with more than a decade of experience in infrastructure development, including roads and bridges.
For years, luxury residential investments in Lagos have been concentrated largely in Ikoyi, Victoria Island, Banana Island, Eko Atlantic City and Lekki Phase 1.
However, escalating land prices and development costs in these locations are increasingly pushing developers to consider alternative neighbourhoods capable of supporting premium residential projects.
Data from Lagos Realty’s 2026 residential market report, as reported by Nairametrics, puts the average selling price of a five-bedroom property in Ikoyi at more than N1.1 billion, underscoring the high cost of entering some of Lagos’ established luxury housing markets.
Similarly, Estate Intel has projected that more than 655 luxury residential units will be delivered across Lagos in 2026, pointing to sustained development activity in the high-end property segment.
growing attention on Ikeja GRA and other established Mainland districts could signal a gradual broadening of Lagos’ luxury housing market, traditionally associated with the Island’s premium residential corridor.
However, the extent to which prospective homeowners and investors will embrace luxury developments outside the traditional locations remains uncertain.
Pricing, infrastructure, construction quality, project delivery timelines and investment returns are expected to influence the market’s next phase as developers seek to attract buyers to emerging premium residential destinations. (The Nation)
